New Housing Price Index Shows 0.4% Decrease in Canada for April 2025
The New Housing Price Index for Canada decreased by 0.4% in April 2025 compared to March, according to data released by Statistics Canada on May 21, 2025.
Statistics Canada reports the index measures the monthly change in the selling prices of new single homes, semi-detached homes, and townhomes as agreed upon by builders and buyers when contracts are signed. The index is used at the national and provincial levels, as well as for 27 census metropolitan areas, to track these price changes. The calculation excludes federal and provincial sales taxes and is not subject to revision or seasonal adjustment.
In April, Ontario's new housing prices matched the national decline at 0.4%. Alberta recorded the largest provincial decrease, with a 0.9% drop. British Columbia posted a 0.1% decrease. Newfoundland and Labrador and Saskatchewan each saw an increase of 0.6%. Quebec recorded a 0.1% rise in new housing prices, while prices in Prince Edward Island, Nova Scotia, New Brunswick, and Manitoba remained unchanged.
Statistics Canada noted the next release of the New Housing Price Index, covering May 2025, is scheduled for June 20, 2025.
